Average Rental Price in CDMX to Surpass $1,100
The average apartment rental price in Mexico City is forecast to reach 21,000 pesos (US $1,134) per month by the end of 2025, a 12-15% increase over 2024.
According to Juan Céspedes, senior manager for Mexico, Venezuela, and Colombia at Mercado Libre Inmuebles, the price increase is driven by factors such as high demand for prime locations and the preference for renting over taking on a mortgage amidst rising inflation.
The increase isn’t just an adjustment for inflation; it’s a direct result of people being willing to pay more to be close to work, prioritizing mobility and a central location.
Rental prices in Mexico City range from 2,700 pesos ($145) to over 125,000 pesos ($6,750) per month. The platform expects an 8-10% increase in rental prices in 2026.
